Property Details

Halfway between Port Elizabeth and Jeffreys bay, literally minutes away from the nearest beach lies this little gem of a property waiting for someone to continue where the current owner has left off.

When entering, one is met with an exotic and special welcome because the driveway leading up to the house is filled the beautiful flowers of the planted granadillas. It was as if the plants knew that I would be surprised at what I was about to find.

As I drove through this beautiful farm, I could feel the excitement grow inside of me so much so that I could not wait to get home to pen down my thoughts and impressions. I could see myself living out so many different ideas as this farm is capable of being a lot of things at once and is just waiting for the right owner to burst it into full bloom.

There is currently 6ha under citrus, a variety of 1-year old lemons (Eureka & Lisbon’s). It will be ready for harvest in its second year. Then in addition, a row of walnut trees was planted to act as a windscreen but the lemons are growing as if the wind is no factor at all. The little flowers are already bearing fruit and promises good harvests for the future. Irrigation is in a perfect working order and provides water via drip irrigation, which also provides water for the vegetables ( see below ) in-between and that of course will provide additional income.

About 20 hectares is being used for vegetables. A further 15 hectares is in the process of being cleared of bush and shrubbery and will be available for use. The soil is rich and fertile, not being used in years and full of nutrients provided by dead trees and other plants over the years.

2 dams (1 000 000L & 44 000L), 2 boreholes complete with pumps and timers for irrigation giving between 20 000L & 25 000L of fresh water per hour provides ample water for the crops and trees. Both boreholes are registered and tested.4 x 5000L “Jojo” tanks provides additional storage for water and also provides water to the main house, restaurant and storeroom.

About 40 hectares at the back of the farm is still untouched and breathtakingly beautiful. It is slopy and thick and private. I could imagine trials for campers, little wooden cottages tucked away here and there, each with their own little verandah for visitors to enjoy the tranquility of nature in an untouched beauty. I could even add a horse rider or two as this is ideal territory for those dreamy tours on horseback where you actually manage to get really close to wildlife and in this case little buck and the occasional bush pig or porcupine.

Oh, how I wish I had the money…

The main house is being renovated but consists of five en-suite bedrooms. Each one spacious and sunny. The main bedroom is big and comfortable with its own walk through closet.

The open plan living rooms are well laid out and it is clear that it was designed with family life, togetherness and comfort in mind. The big, welcoming stoep has spectacular views and it would be very easy indeed to spend hours here, pretending to be busy….

There is an on-site restaurant that has its own liquor license as well but firstly let’s look at the little studio which is between the main house and the restaurant. It was originally used as a little art gallery but it can become a private study/office/hide-away or whatever your heart desires. The scope is endless.

The restaurant is comfortable and very manageable by a couple and a waitress or two, very cozy, very inviting and almost feels like home. The kitchen is massive and you would easily be able to cook for an army or any other event. Just outside the restaurant is a big fireplace surrounded by three massive trees and it provides the perfect atmosphere and position for major events and large gatherings.

Then there is a shed adjacent to the restaurant which covers 200 square meters and provide ample space for the ongoing fruit and vegetable business. The owner has current contracts to pack fruit for the local markets and this demand is growing annually.

Then there is also a second, three bedroomed, dwelling on the farm which can either be rented out or used as housing for a manager or family. This house is situated between the lemon trees and would soon be private in its own surroundings, bathing in the lovely scent of the flowering trees.

The income generating areas of this farm is as follows:

The main sources of income is being generated from selling fresh produce to the local markets and this averages an income of R45 000.00 per month whereas the citrus contract generates an additional R100 000 per month from May to October. The citrus trees will be in production from 2021.

Add to this the possible income of turning the house into a B&B or even an exclusive farm holiday experience for overseas tourists; the income of a fully operational restaurant and bar, hosting live events and functions; and this at no extra cost.

Something else that could be considered is to add a couple of log cabins which must be tucked away in the bush somewhere and you have yourself a lucrative third or fourth income from tourists or even locals, needing a break from the rat race.

This farm is to be sold as a going concern (VAT applicable) and includes the following as well:

The current contracts to pack citrus

Crops on the fields at the time of the sale

YTO 1104,2017 Tractor, 1200 hours

TCM 18 Forklift 15000 hours, engine recently overhauled.

This is a must have for the go-getter who needs to and can have it all.
